First, Last, and Deposit Required: As part of the lease agreement, tenants are required to pay the first month's rent, last month's rent, and a security deposit equivalent to one month's rent before occupancy. These payments are non-negotiable and must be made in full prior to move-in.
HOA Approval Requested: Prior to finalizing the lease agreement, tenants must undergo approval from the Homeowners Association (HOA) of the community. This process may involve background checks, credit checks, and other screening measures as deemed necessary by the HOA. 55+ Community: This rental property is located within a 55+ active adult community. As per community regulations, at least one occupant of the residence must be 55 years of age or older. Any stay in excess of 30 days, by any person (age 55 +) require an application.
Parking Flexibility: Parking arrangements are highly flexible, allowing tenants to park their vehicles conveniently on the premises. Whether you have one car or multiple vehicles, you'll find ample parking space available to accommodate your needs.
Tenant Responsibility for Property Maintenance: Tenants are responsible for the complete maintenance of the property during the lease term. This includes routine upkeep such as lawn care, landscaping, and interior maintenance. Any damages resulting from tenant neglect or misuse are also the responsibility of the tenant to repair or cover the cost of repair.
Scheduled Maintenance Tasks: Tenants are required to replace the AC filters and clean the laundry dryer vents every 90 days to ensure optimal performance and safety.
Late Payment Fee: A late payment fee of $100 per day will be applied for any payments not received by the due date. It is imperative that rent payments are made on time to avoid accruing additional charges.
